PERSONAL INFORMATION POLICY

At Tridev Management, we are committed to protecting your privacy through practices that limit the collection, use, disclosure, disposal and destruction of personal information. By providing us with your personal information, you consent to our collection, use and disclosure of that information in accordance with our Personal Information Policy. PERSONAL INFORMATION POLICY Introduction This personal information policy (the "Policy") describes Tridev Management’s practices as well as those of its subsidiaries and affiliates ("Tridev Management") with respect to the collection, use and protection of Personal Information (as defined below). At Tridev Management, we are committed to protecting your privacy through practices that limit the collection, use, disclosure, disposal and destruction of Personal Information to what is necessary for the proper functioning of our business.

Definition of Personal Information

Personal Information includes any factual or subjective information about an identifiable individual. Here are some examples of Personal Information that Tridev Management may collect about you: Name, gender, age, home address, telephone number, email address, marital status, identification numbers, credit file, information about your insurance, income and other financial information, personal references, employment information (past and present), your court records, and the purpose for collecting your Personal Information. If you park your vehicle on one of our properties, we may also collect information about your vehicle for the purposes of managing our parking lots and enforcing our parking regulations.

Tridev Management requires Personal Information from persons applying for a lease or negotiating a lease or an offer to lease, potential guarantors of a lease, as well as current tenants or guarantors of a lease or any rental, sublease or usage agreement. Tridev Management uses Personal Information in connection with the services requested or provided, including (i) determining the potential tenant's suitability for a lease or other commercial agreement and (ii) the day-to-day administration of a tenant’s lease and its related obligations.

We may also collect Personal Information from suppliers and other business partners or in the context of a application for employment.

The following are examples of how Tridev Management may use or disclose your Personal Information: to confirm your income, to share relevant information with credit reporting agencies to assess your creditworthiness as part of a lease application, to communicate with former and current employers, landlords, personal references and banking institutions that you have named in the documents you have submitted to us, in order to assess your lease application, to communicate with you if a relevant question to your leasing arises, or in connection with the administration of the lease or occupancy, to enforce the terms of your lease, to disclose information as needed, if required by the lease, to a co-tenant, guarantor or a third-party payor of your rent, to disclose as needed to one or more service providers, such as alarm systems, cable television, telephone, telecommunications, electricity, water/hot water, gas or other similar or related services, which may only use your personal information for the purpose of contacting you to provide these services, to disclose to the Customs Agency and of Revenue Canada, to whose attention the T-5 Interest Income Tax Information Return or the NR4 Non-Resident Withholding Tax Information Return (if applicable) is submitted, the social insurance number that will be indicated therein in accordance with the Income Tax Regulations (Canada), to disclose the information if necessary to third parties who may have access to this personal information, incidentally by the administration and the software service we use in the course of our business activities, provided that the third party undertakes to protect the confidentiality of this information, to disclose as necessary to third parties in connection with a disposition of the building, of an assignment of your lease, in obtaining financing or otherwise, as required or permitted by law; and to disclose the information to any additional person or business entity, if you consent to such disclosure.

Consent to the Collection, Use and Disclosure of Your Personal Information

The collection, use or disclosure of your Personal Information by Tridev Management requires your knowledge and consent. At times, your consent to the collection, use and disclosure of your Personal Information may be implied depending on how it is collected. Generally, by interacting and/or doing business with us, visiting our properties and/or submitting information to us in connection with the use of our services, the visit and/or the use of our websites and/or our wifi network, you consent to the collection, use and disclosure of your Personal Information as provided in this Policy. For example, when you provide us with your Personal Information as part of a lease, you implicitly consent to Tridev Management collecting, using and disclosing your Personal Information in the manner necessary to determine your eligibility for your lease and to administer it, as described in more detail in the paragraph above. Your consent may also be provided expressly by you. If Tridev Management collects, uses or discloses Personal Information for purposes other than those described above, prior to the collection, use or disclosure of such Personal Information, unless required by law, you will be informed and your consent will be obtained before Tridev Management collects, uses or discloses this Personal Information. If we intend to use or disclose Personal Information that we have already collected for a new purpose that is not permitted by applicable law, we will always obtain your consent before using or disclosing it for that new purpose.

You can always choose not to provide your Personal Information to Tridev Management. In addition, consent previously granted may be withdrawn at any time by notifying the Privacy Officer in writing.

Collection, Use and Disclosure of Personal Information without Consent

In certain circumstances, we may collect, use or disclose your Personal Information without your knowledge or consent, or be required to do so. These circumstances include: a) where disclosure is required by law, b) the information is provided to our attorneys or collectors for the purpose of collecting a debt you owe us, c) the information is disclosed pursuant to a subpoena, a warrant or order issued by a court, person or body having jurisdiction to compel the production of information, or (d) to comply with court rules for the production of records.

Disclosure may also be made to a government institution or investigative body that has requested it, identified its lawful authority to obtain the information, and indicated: that it suspects the information relates to national security, the defense of Canada or the conduct of international affairs; the communication is requested for the purposes of a law enforcement investigation, the collection of information for the purposes of the administration or enforcement of a law of a territory; or for the application of a Canadian or provincial law. Disclosure may be made to an investigative body if it is reasonable for purposes related to the investigation of a breach of an agreement or a contravention of Canadian or provincial law.

Various government agencies (e.g. Canada Revenue Agency, Information and Privacy Commissioner, Human Rights Commission, etc.) have the power to review our records and meet with our staff as part of their mandate. In addition, at our initiative, we may also disclose Personal Information without your knowledge or consent if this information is used for the purpose of acting in the event of an emergency that threatens the life, health or security of a person or were collected in circumstances where consent is not required. If information about an identifiable individual is disclosed to a person who needs it because of an emergency that threatens the life, health or security of an individual and, if the individual in question is alive, we promptly notify you in writing of the disclosure.

Additionally, we may share your Personal Information with our affiliated entities and subsidiaries and for purposes related to service providers retained to perform works on our behalf, as well as in the context of a commercial transaction (for example in the context of a merger or the sale of our company).

Amount of personal information collected by Tridev Management

The amount of Personal Information collected by Tridev Management is limited to what is necessary for the purposes identified for collection.

Retention of your personal information

Tridev Management will retain your Personal Information for as long as necessary for the purposes for which it was collected and to comply with applicable laws. Once the Personal Information is no longer necessary for the purposes for which it was collected or to comply with the law, it will be destroyed, erased or made anonymous.

Protection of your personal information

Tridev Management will protect your Personal Information in a manner that is consistent and appropriate to its sensitivity. Our treatment of your Personal Information will respect its confidential nature at all times from the moment of its collection until its final disposal or destruction.

As a service and convenience to tenants and their clients, we may maintain public tenant directories (e.g. at the front door). If you do not wish to be listed in a directory or wish to be described in a particular way, please let us know.

Using CCTV and video recordings

Tridev Management can install and operate video equipment in the common areas of the buildings where your rental unit is located or a unit you access. Video equipment may have sound recording capability, as well as other functions such as zoom, facial recognition or night vision functions. Video equipment can operate at any time. Viewing of video recordings can be done at any time by persons authorized by Tridev Management.

The purpose of this equipment is to ensure your safety, security and enjoyment of the premises as well as that of other tenants, to give you access to the premises, equipment and services that Tridev Management has committed to. to provide, to preserve Tridev Management’s property and to prevent crime.

Where required by law, signs will be posted to inform you that video equipment is working and recording Personal Information about you. You can contact our Privacy Officer if you have any questions regarding the video recordings.

Use of equipment and audio recordings

Under certain circumstances, Gestion Tridev may produce sound recordings of its employees, contractors or tenants. The purposes of recording include: situations where there are work-related performance issues regarding Tridev Management's role as an employer; to ensure workplace safety; to ensure productivity; and to prevent harassment.

Audio recordings may be produced during meetings, interviews, phone calls or other occasions. The information recorded by the audio equipment may capture communications from any of the following: the Tridev Management employee, tenants, guarantors, contractors and the general public.

Access to your Personal Information

Access to your Personal Information held by Tridev Management may be requested by communicating in writing with the Privacy Officer. Upon written request, you must: (a) be informed of the existence, use and disclosure of your Personal Information and (b) have access to it. Any questions regarding a request for access to Personal Information may be directed to the Privacy Officer.

Changes to our Personal Information Policy

Tridev Management reserves the right to modify this privacy policy from time to time. If we make a material change, this Personal Information Policy will be updated accordingly. We recommend that you periodically review this policy, which is available at our offices and on our website http//www.tridev.com, so that you are kept informed of any change. Your continued reading of the policy and use of the Site following the posting of any changes to this Personal Information Policy constitutes your acceptance of those changes.
